Clean the pavement
The FAQ starts with a thorough cleaning. Everything after that sits on a dirty surface if you skip it.
Clean Oil Spots
Oil is cleaned before it is primed. A primer on top of loose oil does not stop bleed-through.
Apply Oil Spot Primer
After the spot is clean, prime it so the later sealer is not pushed off by residual oil.
Fill Potholes
Repair broken asphalt before sealer. The coat is not a patch.
Fill Cracks
Clean cracks, then fill with a suitable hot-pour or cold-pour filler. The FAQ allows either, matched to the crack.
Apply Pavement Sealer
At least two coats of a pavement sealer. The FAQ points at SealMaster sealer. Mix and coverage stay on the product sheet.
Apply Striping Paint
The last step is water-based acrylic traffic paint, after the seal has cured. Solvent paint on a fresh seal is the mistake the spec pages warn about.
